Selling your home? Here is a quick list of to-do’s first.


De-Clutter

Take away anything that isn’t needed, necessary and give a minimalistic approach. Buyers want to view themselves in your home. Often it is difficult to see past personal belongings.


Clean

Clean your home well. This shows the buyer you care about the home and will show you maintain well. Both inside and out. 


Stage

Whether your home is vacant or occupied with a minimalist approach, subtle items placed throughout the home make it feel light and airy, giving a welcoming feeling. Typically I use white planters with green plants and sometimes change this up depending on season and the room. Some rooms need more of a pop of color. Trust your eyes. Stay minimal. 


Photos 

Professional Real Estate photos are key. Photographers are pros at what they do, so I hire this portion out (also video and matterport footage, I hire the pros). Making sure lines are in correct areas to make it more desired to be viewed, add brightness to the room in photos and showcase what you are really wanting your buyers to see. Buyers now begin their search online, so you want your listing to look as professional as can be, and get buyers in for showings. Drone is also great to show the nearby area and house position, also placement of any yard buildings. 


The Details

Think of little things. Anything that is an eye sore to you will be to a buyer. Homes needing no maintenance, no repairs, are clean and inviting and often sell quickest, also for the most cash. This helps with the appraisal process greatly. Although this will greatly help your sale, it is not required, and there are buyers willing and ready to purchase as is. 


Pricing

When pricing, be reasonable. At the time you list your home, you want to value within the normal range for your area and like home. Similar characteristics such as a location, sq ft, year built, amount of bedrooms/baths, and upgrades/extras all will be evaluated to value your home for listing and appraisal purposes.


Advertise 

On the first day listing, mass advertise in every avenue possible. The internet is now the first place buyers are viewing homes, in many formats.  This is one of the major reasons to hire a professional to make sure you are gaining the most amount of buyer views on your home, and after doing the above list, selling for the most cash possible.
